  • Existing yard drains, sanitary MHs, storm inlets to REMAIN & be protected unless otherwise noted
  • Numerous mature trees (12″–48″ DBH) throughout perimeter — tree barricades (typ.) required during construction
  • Existing directory signs, fences (6′ wood, 6′ block wall), water tank / well — protect in place
  • TBM #60000, #60001, #60002 set by Pennoni (N&D benchmarks for grade verification)

Scope of Work — 4-Phase Approach

Sequenced to keep all seven buildings accessible throughout construction: erosion control & demo work first (opens site & establishes staging), then all concrete work (curbs, sidewalks, ramps, trench drains) so the paving surface is ready, then the asphalt overlay in tenant-friendly sections, then striping / signage / punch. Target duration ~6 weeks weather-dependent, exclusive of cure times and inspection wait.

Phase 1 — Mobilization, Erosion Control & Demolition

Site Prep & Milling — Full Campus
  • Mobilization: staging area setup, dumpster placement, toolbox meeting with Owner Rep & tenants
  • Install silt fencing per F.D.O.T. Index #102 at perimeter as required by SWPPP
  • Install tree barricades around all trees flagged on demolition plans (typical)
  • Install sediment bags under grates OR polypropylene fabric wrap on all storm inlets & yard drains (protect existing storm system)
  • Selective demolition per CS0501 / CS0502:
    • Existing sidewalk removal (typ.) at all replacement locations
    • Curb removal at all BEGIN/END curb replacement segments (~20 discrete locations across the campus)
    • Existing ADA ramps flagged REMOVE RAMP (multiple locations both plan sheets)
    • Existing trench-drain pipe removal (marked REMOVE PIPE/TRENCH DRAIN, ~8 locations)
    • Existing dumpster swing gates — remove for repair phase
  • Mill existing asphalt 1½″ across all bays and drive lanes — all limits per BEGIN/END ASPHALT MILLING callouts
  • Haul milled material off-site (millings to FF yard for reuse where permitted, otherwise disposed)
  • Protect all utility structures (sanitary MHs, storm inlets, water valves) — leave in place at existing grade

Phase 2 — Concrete Work

Curbs, Sidewalks, ADA Ramps & Dumpster Repair
  • Set forms for all curb & sidewalk replacements, verified against Pennoni benchmarks (TBM #60000/60001/60002)
  • Straight curb replacement per FDOT Index #101 at all BEGIN/END segments
  • Integral curb + sidewalk per detail on CS6001 — 4.5′ typ., 6″ max curb face, 4″ concrete over 4″ stabilized subgrade (min LBR 40), 1½″R
  • Concrete sidewalk per FDOT Index #109 — 4″ over 4″ stabilized subgrade, width per plan
  • ADA curb ramps per FDOT Index #522-002 with detectable warning surface (truncated-dome mat) — CR-C typ., CR-F & CR-G at flagged locations
  • Ramp with handrails — 5′ landing at 1 flagged location
  • Concrete spec (all pours): 3,000 psi min @ 28 days, fiber-mesh reinforcing, light broom finish
  • Tooled joints at width intervals; expansion joints max 20′-0″ spacing
  • Trench-drain pipe replacement under new sidewalks (~8 locations) — new drain pipe tied to existing yard drains staying in place
  • CMU dumpster enclosure wall repair(s) at 2 locations — repair damaged block, re-tuck-point, re-parge as required
  • Cure minimum 7 days before overlay traffic on adjacent bays

Phase 3 — Asphalt Overlay

1½″ SP Asphalt Resurface — Full Campus
  • Tack coat entire milled surface
  • 1½″ SP asphalt overlay across all parking bays and drive lanes
  • Sequenced in sections by building group so at least one clear access route to each building is preserved at all times:
    • Section A: Buildings #1–#3 (western half)
    • Section B: Buildings #4–#7 (eastern half)
    • Sub-sequencing coordinated with Owner Rep 48 hrs in advance
  • Adjust all utility structure covers flush to new pavement (rings raised as needed)
  • Roller passes per FDOT specification, breakdown → intermediate → finish
  • Compaction density testing per contract specification (owner-directed testing lab)
  • Overlay rideability checked with 10′ straightedge in all critical zones
  • Adjacent concrete edges protected during paving; edge sealer at concrete-asphalt joints
Approx. duration: ~1 week · Overlay complete & open to traffic within 24 hrs of each section pour

Phase 4 — Striping, Signage & Punch

Pavement Markings, Signs & Site Closeout
  • Thermoplastic pavement markings per FDOT Index #120 — 6″ wide white, standard parking bay layout matching plan
  • ADA pavement markings per FDOT Index #118 — blue background, white International Symbol of Access, hatched access aisles
  • ADA parking space signs per FDOT Index #119 — sign R7-8, minimum height 60″ to bottom of sign, van-accessible where marked
  • Wheel stops per FDOT Index #117 — precast concrete with adhesive/spike anchoring
  • STOP signs (R1-1) at flagged locations with 24″ wide white thermoplastic stop bars
  • (2) 8′ rubber speed bumps at each of 2 locations (4 total units) — installed with lag-anchor kits
  • Swing gate replacement at 2 dumpster enclosures — heavy-duty commercial hinges, drop rods, latches
  • Erosion-control take-down (silt fence, sediment bags/wraps, tree barricades)
  • Restore any landscape areas disturbed during construction — sod repair at grade transitions
  • Punch list walk with Owner Rep, Engineer & Property Manager

  • All lanes & ramps clear & safe by 5 PM every day; no work area left un-cordoned overnight
  • Utility structure covers checked flush every evening — nothing left as a trip hazard
  • Photos of every completed section (before / during / after) — uploaded to this portal
  • Contractor to carry all required insurance (GL, auto, WC) at Owner-specified limits
Zero disruption to tenants and their patients / clients is the highest priority.
